Visas in Bulgaria

My wife and I are currently buying a property in Bulgaria and are getting more and more confused regarding the visa situation that exists at the moment. We are wanting to retire in Bulgaria and were hoping to move at the end of September when our purchase was completed. Can anyone help with info re which visa we need. As we have allready spent one week in bulgaria and we understand that coming from the UK only allows us a fruther three weeks it doesnt leave much time to arrange a visa to stay any longer.
