Who Do You Trust?

With high hopes of moving to Colombia by year's end, we will look to buy a finca (country house) not too far from Medellin, targeting from Bello, Copacabana out to Girardota. Knowing no local contacts intimately, the quandary is: how do you find that independent, ethical party you can reliably trust to help evaluate reasonable property value and negotiate an all-around fair deal without relying on "realtor's hype"?

On various forums, we've been offered scores of individuals (all lawyers and realtors) eager to help. For a price, of course. We're not minding at all to pay a price, but will that solve the issue?
