Generally I am leery of investing in Colombian real estate, not least the political risk in any Latin country.

I note an Expat real estate broker recently touted Colombian real estate "The primary answer is leverage. Less than 5% of the homes in Colombia have a mortgage. Therefore, there is very little pressure to sell in a recession or slowing economy.

Plus, the cost to carry is very low. Property taxes here are typically around 1% or less. HOA fees $100-200 USD per month. Also, the market is undervalued in comparison to other cosmopolitan cities worldwide while Colombians value their homes as their number one asset."

And mentioned of course the current favorable exchange rate.
