Moving to Olon

We are strongly considering moving to Olon and have few questions.
1. What is rainy season like?
2. Does the river bed just north of town flood? If so, how badly?
3. Can you get to the beach using the dirt road by the riverbed just north of town?
4. I was told the local vet is good with horses but is he good with dogs?
5. Surprisingly, we did not see roaches in bathrooms and hotels. Is this due to chemical treatments or the large spiders?
6. Is the new yellow and orange building on the main road going to be a grocery store (a "super"Tia or Maxi)?
7. Olon and Ayangue were relatively quiet while we were there. Is this typical?
8. How do coastal towns south of Salinas compare to Ayangue and Olon?
