Real Estate in Cuenca vs. Other Locations in Ecuador and Related Matters

I apologize in advance for posting on a topic that others have posted on before. Hoping for some fresh information and for some new perspectives. Also hope to ask some questions that I have not seen addressed on these boards before.

Where do folks who have been in Ecuador for a while think that real estate has the best value both for living in Ecuador and for investment purposes?

If one were to buy in Cuenca in the below one hundred thousand dollar range, what would be the best value right now and in the coming years, especially in terms of considering the property for a rental property when one is not living in it? I.e. what sort of structure; what location; what amenities; how many bed rooms et al would one consider?

Who do folks on this board recommend in terms of real estate agents?

What have folks here found to be the best process in terms of buying real estate and getting immigration set up--to buy first and then to work on immigration or to rent while one gets immigration settled and then to buy? I ask this because as far as I know--please correct me if I am wrong; I may very well be mistaken--there is no advantage posed in Ecuador by being a property owner in Ecuador when one applies for a visa. I.e. it is my understanding that owning land does not apply towards any sort of capital investment that may lend itself to getting a visa. Rather, one must have a certain amount of funds in a bank account for an investment visa.

Lastly, do folks have a certain real estate law firm that they would recommend for real estate purchases?
