Yunguilla

I usually offer FREE advise and only opinions when I opine on this site....BUT....this thread is an advertisement.

My wife and I have a beautiful three year old house for sale in Yunguilla. First....Yunguilla is not a city it is a large valley starting about 20 miles west of Cuenca and going maybe 80 miles toward Machala on the coast. The elevation is lower and typically the weather is 10 to 15 degrees warmer than Cuenca and it is quite agricultural. There are many small towns with one of the biggest being Santa Isabel at MAYBE 40,000 people. There are many shops and markets but no Supermaxis and quite honestly you need a car.

Our land is totally fenced with a security camera, about 1.5 acres and we have mature bananas, lemons, limes, mangos, papayas, avocados, yuca and mora growing plus a small garden area with potatoes, peppers, watermelons etc.

The house is three years old, about 1800 square feet with an entire wall of glass sliding doors opening to a large teak deck with a large HOT TUB and an unobstructed 270 degree view of the valley and the Andes. The view is more than spectacular! The house comes 100% furnished with EVERYTHING including a cork screw. There are 2 bedrooms, two and a half baths, refrigerator, stove/oven/microwave and even a dishwasher. It has potable city water and an extensive irrigation system.

Utilities cost about $15 a month. Property taxes are about $7 a year. it has a Directv antenna and service is available. Internet is available but slow. We are working with other gringos/Ecuadorians in the area to have a tower put up so we can have streaming speeds.

The price is $199,900 (which includes a 4WD Suzuki Gran Vitara with AC and automatic transmission) or $189,900 without the SUV. If you want pictures private email me and then if you want to talk more I will give you my majic jack number.
