Buying near Montpelier

I have found a lovely 4 bed villa in Claret 30 mins from Montpelier with nearly an acre for a horse in my back garden. I have heard house prices have risen 30% last year it is up for £200,000 does that sound a lot. There is a flood warning sign on road in area, does anyone know if the Cevennes area floods badly as i would hate to have 2 horses in a flood area. I would also like to hear from expats in the area as Im 40 yrs old going on 30 and medically retired and single. Any advice as I think the house may be over priced. I cant go till I sell mineand its slow at the moment Thanx
