Is this a good area in the 10th Arr?

Hi! This is somewhat urgent. My husband and I are considering renting an apartment from a professor at his university (she is French but teaches here in the States). We have never been to this area: we mostly stuck to the Latin Quarter when we visited Paris.

It is on an open passage near Rue de Faubourg St. Martin and Rue Bouchardon. I know the Canal St Martin is a cool area, but this is about a 10 min walk from there (it is located southwest of the Canal area). Some friends have been dubious about the location, since it is near subway stops (Chateau d'Eau and Jacques-Bonsergeant). Can anyone help?
