Residence/Work permits; also info on moving to Andros

hello - I am an american artist (of no greek extraction) who is looking to move to greece in october of 2005. I want to find a place to rent on Andros for a year (any helpful info on finding a place - not in Batsi - would be great) with the goal of finding a more permanent home after that.

From what I understand, I can stay for 3 months, apply for a 3 month extension (with no guarantee of having it granted, thus leaving me in a mess if I'm renting a place) and then have to leave the "Schengen"(?) countries for 3 months before re-entering greece. Is this right, or is there a way to apply for a year residence permit *before* I go? or do I just go and apply while I'm there and hope that I get one? and to renew, do I have to periodically leave the country, and if so, for how long?

Also, since I am an artist/freelance writer, I plan to be self-employed while I am over there, but am not sure if this type of work requires a work permit...?

I am currently in Nevada and hope to move by the end of october next fall, so really any helpful info aside from my specific questions above would be welcomed as well.
