Open Branch of my Business and "commute" to US

I have a remodeling company in Texas.
I would like to open a branch in Guatemala, probably in Xela, which supposedly has a market in wood homes. I have skills in all areas of construction, except of course, much in concrete and block work.
But I do not see this as a problem since locals have these skills.

I also see advantages in being located near border with Mexico since some items I will need are easier to find across the border.

I had an apartment in Guatemala City for several years and came and went as I could (my father stayed there more time than I did).

I have good friends in Tecun Uman, so locating a new place in the general area shouldn't be a problem.

What is the situation with getting a permanent visa while opening a local business?
Spanish is no problem for me, reading and writing included.
