Moving/Studying in Guatemala City

If all goes well and I get accepted in my university of choice I will be relocating to Guatemala City this coming January 2016. I am a 22 year old young woman from New York. Now I am no stranger to Guatemala mind you. I have been traveling there since I was 10 years old (as my father is Guatemalan and most of his family is there). I even lived in Guatemala City for 3 years a while ago. I'm currently back in the States but I've decided to go back and study. I am a registered Guatemalan so I have no issues regarding immigration (I've got a dual citizenship). I hope to study at either Universidad Francisco Marroquin or Universidad Galileo (both located in Zona 10 of Guatemala City). I'm seeking residence as close to the schools as possible in order to expose myself less being out and about in traffic and what not. I do plan on having a car. Now my question or I guess issue is residence? I want to live close to the schools but I also don't really want to pay anything above $500 a month for rent. I'm looking for a simple studio apartment in a gated community with security in Zona 10. I want to know what other zones would you recommend me finding residence in that are safe and close by? I also know that traffic is a big issue in the city and I'd like to avoid it as well. I don't plan on going out much. I'm going to study and that's it. Do you guys know of any great places or people to rent apartments from? Also any other tips, advice, would be greatly appreciated!!!!
