Buying property and building

I am working hard to make my dream of becoming an expat a reality. I have a great work from home job as a Registered Nurse, but I rely on high speed internet to do my job. Is this an option? I would also like to sell my home in Austin, Tx and build a small home near Lake Atitlan. Can anyone advise me on the logistics of making this happen. I don't even know where to start. What are the regulations, How to buy land as a foreigner, permits, cost to build, taxes, cost of living? How much did it cost you to build a home? My budget for land and home will be around 150,000. Can I make this happen?
