Preparing for the move

I am new to the forum and don't know if this topic has been covered. My wife and I are nearing retirement and plan to move to Italy or France. I can obtain my Italian citizenship in 1 year after moving to Italy. Because of the great economy we basically have the value of our present home to work with and do not want to take out an equity loan on the house.
What is the best way for us to obtain financing in advance of our move so I could start preparing the new house in advance? We do have a modest income and can afford mortgage payments, as long as they are not too large. Since we are both in our late 50's and I'm afraid that the length of the mortgage will be limited, making the monthly payments too large. When we sell our present home the funds will be used to pay-off the new mortgage. Has anybody had to deal with this?
