Seeking 12-24 month lease Florence outskirts

Hello, I will be moving to Florence this summer, with my son who is 4. He is enrolled in a school in Via San Gallo. I am looking for a furnished or unfurnished flat on the outskirts of Florence with either a terrace or a small gated garden, that is within comfortable reach of his school by foot or car (car ok). The lease would be for 12-24 months, the rent guaranteed, and references available. We also have two small, old and quiet dogs who sleep all day and don't bark.
Budget is about 1200 euros/month.
