Elective Residency

I am planning on moving spring of 2013 to Florence, Italy. If I choose elective residency, the embassy in Chicago said I have to rent a place and show proof with a lease agreement. How can I do that withoug seeing the place in person? Can I just stay in a residency hotel first and then look? That is a big obstacle, anyone else do this before?
