Laws to let an apartment

Hi, We spent a month in Italy this summer and fell in love with Lake Iseo. We are interested in buying an apartment there as a vacation home. I want to know that when we are not using it, can we give it as a vacation rental ? At some point, if we wish, can we hire someone to run it as a B&B? I have heard that there are all kinds of laws but i am not able to find any info online. Please help.
