purchase apartment category c2

Hello I'm interested in purchasing a holiday flat in Florence. There are some listed under the category c2, which are known as depositi. They are marketed as Pied a Terres equipped with bathrooms and space for a kitchen area. It appears they aren't to be used as a full time residence. My idea was to purchase one for personal use and rent to students on short term contracts. Does anyone know of these properties with the c2 designation and are there unforeseen issues such as higher taxes? Thanks
