Using a Mortgage Brorker

Hello all. I am having difficulty finding a bank that will give me a mortgage (prima casa). Of the four banks I have visited, they either aren't giving home loans at all, or they will give a loan only if one's income source is from within Italy. Since my retirement income is from the U.S., it seems I have hit a brick wall. My commercialista suggested that I use the services of a mortgage broker. I'd like to know if anyone has thoughts about that, or other suggestions for acquiring a prima casa home loan in Italy. This situation has surprised me because I live in a sizable city with a very robust real estate market. Thanks in advance!
