90 days

I was wondering...I understand 90 days max in Italy on tourist Visa. Then 90 days out is must.
If we own an apartment there, I worry about a problem and not being able to go over. If we stay less than 90 days on one stay...say 60 days...how does this work. Can we come back for 30 days (or less) within that 6 month period at any time? Do we have to stay out for 90 days if we haven't been in for 90 days?
Can we be in Italy for a total of 90 days withing a 6 month period however we want to break it up?
Hope I'm making sense but I'd like to be able to shoot over anytime in case of emergency with our apt.
