winter in Italy

We spent last winter in Lecce (overstaying due to CV19 / flight cancellations) but intend to move there again late fall and stay for 5-6 months. Our summers will be in the US.
I am a Citizen of the Netherlands w. permanent residency in the US
Through my citizenship my husband can become a Dutch citizen also, which will be our first stop and step this fall. However, we understand that we would still be tied to the 90 day maximum stay (yes? no?) . But we do not want to live in the Netherlands; we have fallen in ,love with 'everything Lecce' in spite of the quarantine and lockdown!
We are a retired couple, 73 yrs old, physician and musician, and own a home in Pennsylvania where we will spend the balance of the year.

We feel that it is more logical to long-term lease an apartment in Lecce than to buy one. The thought to own is wonderful, and is is certainly feasible for us, but at 73 may not be so logical.

Does anyone have advise regarding this situation? We would lease for several years (and are allowed to rent it out in the summer). At this point we're most interested in advice from those who have seen/done or avoided this and what the recommendations are.

our intent is to go to the Netherlands for several weeks late fall to deal with paperwork, then to Lecce until May-ish.2021
