Location suggestions

Looking for feedback on town to purchase an apartment for retirement. Must be on the train line and about no more than 1.5 hours from Rome. Right now, Orvieto is our first choice. Have ruled out Arezzo and Perugia. Planning another trip in October. Thinking of Spoleto. Any other suggestions for towns to explore?
Also, Thinking of Viterbo but know the train requires a connection and can be long.
