Leaving a home for a year

My wife and I want to leave our home for a year. She is not too keen on renting it out for a year when we go to Italy. We will be applying for a retirement visa to test the waters. My wife is not sure that she wants to live in Italy (I am sure) but wants to keep a backdoor open in case she does not like the life style.

Renting the house out is a sticking point for her in case she wants to move back earlier. We live in the San Francisco Bay Area so snow and broken pipes are not an issue.

Have any of you left your house vacant for long periods of time? We live in very low crime area so we are not concerned about break-ins.
