Rental contract

Hello,
I'll be coming to Italy on an elective visa, then the permesso di soggiorno.
I'm currently looking at apartments. I see that most apartments have 3+3 or 4+2 .
Could I ask if they could rent me on a 1-yr contract, and if it's possible to terminate /cancel before the contract ends, with advance notice of 3 or 6 months?
