Visa for US citizens

My husband and I (and our dog) would like to move to Italy for six to nine months, maybe longer. We would like to live for a few months in several different regions. We have been looking into the visa requirements for the long-term (retirement) visa. We can qualify for all the requirements but the lease/rental requirement. Because we want to live in several different places, we don't want to sign a long term lease on a property and we also don't want to sign a lease on a property we have not actually seen.. The requirement for the visa says we need to show proof of a lease. Can anyone give us some advice on what we need to do regarding the lease? Our daughter lives in Rome, but in a very small apartment so we will not be living there. Thanks.
