Canada Reciprocity

As of January 2023, a new law has come into effect in Canada that prohibits foreign buyers from purchasing homes as investments for two years. The law provides exceptions for the purchase of homes by refugees and permanent residents who are not citizens and who will use them as their main residence. In other words, the rule affects non-resident foreign investors.

Indeed , on the MEF reciprocity page, there are no notes on the matter

Therefore the law is not applicable to Italian citizens, resident in Canada, registered with AIRE - and to Canadian citizens who purchase a residential home in Italy, simultaneously requesting (or having previously obtained), elective residence, and first home benefits.
