caveat on buying house.

For retirees whom thinking of buying properties in peninsular Malaysia:

Understand this:
1. Before buying high rise building, be sure of this:
- quality of piling work:reliable/trustworthy certification.
- strata titles: generally a real headache property developers dont want to tell you.
- those responsible for maintenance is trustworthy.
(think:security, broken lift, unpaid quit rent, water supply etc). It is not just about paying $.

2. Before buying a house, be sure of this:
-- houses are built on proven/suitable soil to take the "weight" of a house:
- peat soil and swampy land refilled with hard materials but not given enough time to "rest"/"treated": sewage pipes etc are known to break down
- ex-mining area: holes are known to appear suddenly in the midnight
- hilly side: steep slopes where heavy rain can cause landslide and bring houses down.

3. Legal side, of course. Learn to know the problems here before making that jump.

It is easy to buy a house, it is very hard to sell once the news go out.
