Looking for a guide in Mazatlan

I am visiting Mazatlan right now. I have been here one week and will probably stay an additional two weeks.
I came here to escape the chilly Las Vegas weather in January. I had planned to go to Mexico City from here, but I am enjoying the weather here so much that I may stay longer.
I think I may want to be a “snowbird” here next winter. With that in mind, I would like to explore Mazatlan a little more comprehensively.
Does anyone have a recommendation or suggestion as to someone I may contact that would show me around the local and surrounding area?
Preferably with a real estate background.
Also, do ex-pats get together here to socialize?
