Long term rental Appartment/House in Merida

Could you please share your experience and knowledge of how to find a long term apartment/house for rent? Any suggestions are greatly appreciated.

Our criteria are very simple:
• 2 bedrooms in a relatively quiet neighborhood.
• Access to public transportation.
• Gyms and Mercado close by or easy accessible by public transportation.

What are the things we should pay close attention to? Can you recommend reliable real estate agent. Is it difficult to find a place without ‘aval’? Any problems getting you security deposit back?
We have reserved Airbnb for a month in hope that it will give us enough time to find a more permanent place in Merida.
