Move to Morocco

I have been to Morocco seven times and have thought about moving there for years. Now the time is right. I will have to sell my house in the
States, find inexpensive simple property in a medina, reduce my stock of "stuff," apply for residence visa in Moroc, change address for very small retirement checks etc. I am eager to make the move but am a bit at a loss as to what order I am to do my tasks! I will again be in Moroc in May and would like to do all the ground work I can. Is it possible to make a down payment and pay the rest when house here is sold? Can I apply for a resident visa without actually yet having a residence? So many questions. Help please and thank you in advance,
