Expats can own property in Nepal legally if they register a company. That Company can be fully owned. No need for a Nepalese partner. That is the law now in Nepal. He/She also can do this as a share holder on an existing company of an other expat or a trusted Nepalese company. Business visa for company owners or share holders will be 5 years (multiple entry, renewable) every 5 years) as long as he/she is keeping the company. The Expat can not buy land and house in his/her privat name but in the name of his/her company. He/she can keep this company as long as desired and also can sell the company to next buyer including automatically the property. The property rights are therefore safe for Expats as long as tey run it and pays tax. It is safe because I have two companies since many years and my company has land and and quite some property. In fact my company owns an entire trekking resort village at the Annapurna Round and some land in Pokhara valley!
