Buying a house abroad

My wife and I will retire to Panama in 2028. We have heard universally that it is best practice to rent for at least a year before considering buying property. This may be especially true in Bocas Del Toro, as many properties remain on the market for years before they are finally sold. That said, we have three more years in the US as fairly high earners and could easily purchase a property now. Our retirement will be modest, and we may not qualify for a loan if we wait. Does anyone have a similar dilemma?
