Purchasing Property

Just learning about purchasing property as a foreigner in the Philippines. I am interested in the investment side of it. So I see a house, buy it. However I will be owning the house, not the land. The land is owned by a Philippines national. Just say I want to rent it out. The rental agreement has to be 25 years.
Just say I go with my Filipino gf or wife. I buy a house. However the land will be in her name. After that I decide to rent it out to someone. Can I make a rental agreement with the tenant for 1 year for instance or any amount of time? Thanks, Chris
