Setting up tourism business

I am keen to purchase land and build a guesthouse on either the South or East coast of Sri Lanka. I visited Pasakudah on my last visit this year and the government has earmarked this area for tourism development. Problem is, most of the real estate sites are not including prices of land for this area.
Does anyone have any knowledge of land prices for the above area and Tangalle at all?
