Experience of buying land in SL

Hi, I have just returned from SL where I have been looking at some plots of land to buy in the NW area to live & try start up a small business. Each time i contact the agent the prices seam to go up! How do I know what is a fair price for the land and what to offer ?
Does anyone know a good honest contact/ lawyer for setting up a business before buying the land , also I heard that buying the land on a leasehold basis is a way of getting round the 100% tax . I am not a rich businessman - just trying to follow my dream on a very limited budget ! thanks J
