Upcoming trip Dec 3-11 2012

Hi there first trip coming up! I'm looking for a small hotel or even homestay. I have little to no spanish yet! Also need transport airport and a couple day trips.
I am hoping to get a taste of Nica living and to look for potential real estate for a future move.
I am 46 yrs old so not a retiree yet!
I'd like to stay in Granada, visit SJDS, Masachapa/Pochomil area?
Any info, contacts help would be appreciated! I'm trying to avoid getting a regular hotel, to get a taste of real living. Am I looking for too much?
