I'm an American citizen. What are my options for spending a year in Nicaragua?

Hello!

I am hoping to move to Leon, Nicaragua for a year and am a bit confused as to how I would go about being able to stay for that long. Do I get a tourist visa and keep renewing it? Will I have to leave the country and then re-enter. What would be the easiest or most recommended way for an American citizen.

I am a 28 year old female. I do not need work privileges as I will live off my savings.
