Realistic rental price

Hi I am an Australian older woman considering retiring in Nicaragua. I have read a lot of different information and because it is so widely varied I thought I would ask the forum.
I am not sure exactly where I want to settle yet, but not really fussy about sea or mountains! Either could be fine. I want services like water, electricity and Internet, and access by bus to a larger centre, but I would prefer to live in a smaller location. I don't want to be closeted with other expats behind gated communities as I would actually like to be part of the local community, but of course I do want to be and feel reasonably safe. I have done a lot of travel, using local transport and using local accommodation in many different countries, so I am not a total novice.
Just some ideas and thoughts and perhaps what other people pay and what they get for it would be a fantastic help.
