Building in Matagalpa

Hi,

I'm curious about a project cost. I purchased 2 manzanas in a privileged area last year that's at a high altitude on a main road outside of the city of Matagalpa. Thus far, I've cleaned the property, planted coffee, fruit trees, etc.

The house I plan on building is approximately 2,450 sq ft, 2 story. The house will not need air conditioning due to the area and altitude. I also have mountain water all year long, so no well needed.

With the above said, I found my plan and had a local nicaraguan architect quote me $400 on customizing or drafting the plan just from viewing the floor plan that I selected from the internet.

At this point, he's suggested that it would cost $360 / m2. Does this seem fair and if so, what should it all include? Or should I source another builder in the area?

Open to suggestions.
