A month in Cuenca - where to live?

My family (me, my husband, 11 yr old daughter and 10 yr old son) have been traveling through Ecuador for the last month-and-a-half. We left the United States for a year to explore the world. We have decided we would like to rent a home (apartment or house) in Cuenca for a month and I'm hoping this community could offer some recommendations on neighborhoods we should consider.

Some of our criteria:

Must haves:

--Safe and clean area
--Walking distance to markets and everyday conveniences
--Close to a park
--Easy access to public transportation
--Centrally located (within 15 min walk of the historic center of town)

Plusses:

--Near a Spanish language school
--Opportunities to connect with other children

Any suggestions for rental resources also welcome! I'm already checking Airbnb, TripAdvisor, Home away and VRBO.
