Business in Croatia

Good day,

I am considering Croatia as my next country of residence. Currently I am in the USA.

The plan is to build sailing yachts and charter them during the season.

While Croatia is relatively inexpensive to live, large warehouse space doesn't seem to be in huge supply or at least I am not finding it online.

Ideally the space would be located on the water for easy launching of the boats... However it's also possible to to be in near proximity with wide open roads so that the boats can be trucked and launched by crane.

This could mean up a navigable river or ...

Any ideas or contacts, thanks for any help.
