What is a typical expat home or apartment like in Sri Lanka?
"Expat homes and apartments in Sri Lanka tend to be modern and comfortable, with air conditioning, high-speed internet, and other amenities. Many expats choose to live in gated communities, which offer a secure and private environment. Expat homes and apartments often come with a variety of features, such as swimming pools, gyms, and other recreational facilities. Expats can also find homes and apartments with balconies, terraces, and gardens, providing a great outdoor space to relax and enjoy the tropical climate," said one person in Sri Lanka.

What is the average cost of housing in Sri Lanka?
If you are thinking about moving to Sri Lanka, cost of living in probably a key consideration. Expats commented about the cost of housing:
"The cost of housing in Sri Lanka varies depending on the location and type of property. Generally, the cost of renting a house in Sri Lanka is relatively affordable, with prices ranging from around $200 to $500 per month for a basic house in a rural area. In urban areas, the cost of renting a house can be higher, with prices ranging from around $500 to $1,000 per month for a basic house. The cost of buying a house in Sri Lanka is also relatively affordable, with prices ranging from around $50,000 to $200,000 for a basic house," explained one person living in Sri Lanka.
Should I buy or rent a home in Sri Lanka?
If you have not spent a lot of time in Sri Lanka, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:
"When deciding whether to buy or rent a home in Sri Lanka, it is important to consider your budget, lifestyle, and long-term plans. Buying a home in Sri Lanka can be a great investment, as property values tend to appreciate over time. However, it is important to factor in the cost of maintenance and repairs, as well as the cost of a down payment and closing costs. Renting a home in Sri Lanka can be a more affordable option in the short-term, and it can also provide more flexibility if you are not sure how long you will be living in the country. Ultimately, the decision to buy or rent a home in Sri Lanka should be based on your individual needs and preferences," said one expat who made the move to Sri Lanka.
What do I need to know when buying property in Sri Lanka?
When we asked expats what advice they would give a foreigner before buying a property in Sri Lanka, they said:
"1. It is important to research the local market and understand the current trends in the area you are looking to buy in. 2. Make sure to get a lawyer to review any contracts or agreements before signing. 3. Be aware of any taxes or fees associated with the purchase of the property. 4. Consider the location of the property and the potential for future development. 5. Make sure to check the title deed of the property to ensure it is free from any encumbrances. 6. Be aware of any restrictions or regulations that may affect the use of the property. 7. Consider the cost of living in the area and the availability of amenities. 8. Make sure to inspect the property thoroughly before making a purchase," remarked one foreigner who made the move to Sri Lanka.
Are foreigners allowed to own property in Sri Lanka?
When we asked expats what advice they would give a foreigner before buying a property in Sri Lanka, they said...
"Yes, foreigners are allowed to own property in Sri Lanka. However, they are only allowed to own property in certain areas, such as Colombo, Kandy, and Galle. Foreigners must obtain permission from the Sri Lankan government before they can purchase property in these areas. Additionally, foreigners are not allowed to own agricultural land in Sri Lanka," said one in Sri Lanka.
What appliances are typically included in a rental?
We asked foreigners in Sri Lanka what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:
"Rental properties in Sri Lanka typically include a refrigerator, stove, oven, and washing machine. Other common appliances may include a microwave, dishwasher, and air conditioner. Depending on the property, some may also include a water heater, water filter, and/or a generator," explained one person living in Sri Lanka.
