In the capital city of Luanda, rental prices for apartments and houses can be quite expensive, with some luxury properties costing thousands of dollars per month. Outside of the capital, housing costs tend to be lower, but still remain relatively high compared to other countries in the region," said one person in Angola.

Should I buy or rent a home in Angola?

If you have not spent a lot of time in Angola, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"When deciding whether to buy or rent a home in Angola, it is important to consider the cost of living, the availability of housing, and the local economy. Buying a home in Angola can be a great investment, as property values tend to appreciate over time. However, it is important to consider the cost of purchasing a home, including the cost of a down payment, closing costs, and any necessary repairs or renovations. Renting a home in Angola can be a more affordable option, as it does not require a large upfront investment. Additionally, renting can provide more flexibility, as it allows you to move more easily if your circumstances change. Ultimately, the decision to buy or rent a home in Angola should be based on your individual needs and financial situation," said one person in Angola.

When we asked expats what advice they would give a foreigner before buying a property in Angola, they said:

"When buying property in Angola, it is important to understand the legal restrictions and requirements that govern the process. This includes being aware of any restrictions on foreign ownership of land, understanding the taxation system, and familiarising oneself with the local business environment. It is also strongly recommended to retain a local attorney or legal advisor who is familiar with the property laws and regulations in the country, in order to ensure a smooth and successful transaction. Additionally, you should take reasonable steps to verify the authenticity of the property sale and the seller's right to the land, as well as inspecting the property to ensure it meets all the necessary requirements. Ultimately, taking the time to ensure all of these steps are carefully considered and understood is essential for a successful transaction," said one foreigner living in Angola.

Are foreigners allowed to own property in Angola?

When we asked expats what advice they would give a foreigner before buying a property in Angola, they said...

"Foreigners are allowed to own property in Angola, but there are certain restrictions in place. Non-Angolan citizens must obtain a permit from the Ministry of Justice in order to purchase real estate in the country. Additionally, foreigners are not allowed to own land in Angola, but they can own buildings and other structures. Furthermore, foreign investors must have a local partner in order to purchase property in Angola," said one person in Angola.

What appliances are typically included in a rental?

We asked foreigners in Angola what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Most rental properties in Angola will typically come with a refrigerator and stove. Other amenities that might be included are washers and dryers, air conditioning and heating units, microwaves, and other kitchen appliances. Depending on the property, additional furnishings may be provided such as furniture, window coverings, and outdoor equipment," said one in Angola.
