What do I need to know when buying property in Alaska?

When we asked expats what advice they would give a foreigner before buying a property in Alaska, they said:

"When buying property in Alaska, it is important to research and educate yourself. Determine what type of property you are interested in and understand the ownership restrictions in place. Be prepared to pay higher closing costs than other states since Alaska has some of the highest cost of living. Learn about the property taxes, insurance requirements and homeowner’s or rental insurance in the state. Make sure to get a home inspection for any property you are interested in, and be aware that certain properties come with specific restrictions or requirements. Consider speaking to an Alaska real estate professional to gain local insight and knowledge," explained one expat in Alaska.

Are foreigners allowed to own property in Alaska?

When we asked expats what advice they would give a foreigner before buying a property in Alaska, they said...

"Yes, foreigners are allowed to own property in Alaska. Non-U.S. citizens are able to purchase real estate in Alaska, just like any other U.S. citizen. However, they must go through the same process as any other buyer, including obtaining a mortgage, if necessary, and paying all applicable taxes. Additionally, non-U.S. citizens may be subject to additional restrictions, such as obtaining a visa or other documentation, depending on their country of origin," explained one person living in Alaska.

What appliances are typically included in a rental?

We asked foreigners in Alaska what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Rental properties in Alaska typically come equipped with a refrigerator, stove, dishwasher, washer and dryer. Additional appliances such as air conditioners and microwaves may also be included, depending on the landlord," wrote one expat who made the move to Alaska.

"Newcomers to Alaska can search for homes by looking online for real estate listings, contacting a local real estate agent, or attending open houses. They can also search for homes by asking friends and family who live in the area for recommendations. Additionally, newcomers can look for local newspapers and magazines that list available homes for sale," said one in Alaska.
