Other amenities may include air conditioning, security systems, and energy-efficient appliances.

What do I need to know when buying property in Hawaii?

When we asked expats what advice they would give a foreigner before buying a property in Hawaii, they said:

"When buying property in Hawaii, it is important to be aware of the local laws and regulations that could affect the purchase and ownership process. Be sure to research the local zoning and land use laws, building codes, and property tax rates. Additionally, it is wise to consult a real estate attorney to help ensure that all the paperwork is properly handled. Because of the island's climate, it is also important to make sure that properties can withstand the local weather conditions. Lastly, research the local area to understand the local culture and communities," said one expat in Hawaii.

Are foreigners allowed to own property in Hawaii?

When we asked expats what advice they would give a foreigner before buying a property in Hawaii, they said...

"Yes, foreigners are allowed to own property in Hawaii. Non-U.S. citizens are able to purchase real estate in Hawaii, just like any other U.S. citizen. However, they must go through the same process as any other buyer, including obtaining a mortgage, if necessary, and paying all applicable taxes and fees. Additionally, foreign buyers may be subject to additional restrictions, such as obtaining a foreign investment permit from the Hawaii Department of Business, Economic Development, and Tourism," wrote one expat who made the move to Hawaii.

What appliances are typically included in a rental?

We asked foreigners in Hawaii what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"A typical rental property in Hawaii usually includes an oven, stove, refrigerator, dishwasher and microwave in the kitchen, a washing machine, dryer and closet space in the laundry area, and a central air conditioning or fan system. Additionally, many rental properties in Hawaii also include outdoor items such as a barbecue grill and outdoor furniture," said one expat in Hawaii.

"Newcomers to Hawaii can search for homes by looking online for real estate listings, contacting a local real estate agent, or attending open houses to get a better feel for the area. They can also search for homes by asking friends and family who live in Hawaii for recommendations. Additionally, newcomers can look for local newspapers and magazines that list available homes for sale," said one in Hawaii.
