What do I need to know when buying property in Louisiana?

When we asked expats what advice they would give a foreigner before buying a property in Louisiana, they said:

"When buying property in Louisiana, it is important to be aware of the different types of taxes and fees associated with real estate purchases. It is crucial to have a knowledgeable, licensed real estate agent to help guide you through the process. Louisiana has both state and local transfer taxes, stamp taxes, and registration fees. It is important to research if any of these taxes have any exemptions for certain buyers or situations. Additionally, buyers should determine which title insurance or other protection services they need to protect against title defects. Additionally, it is beneficial to understand the deed and contract documents involved in the transfer of ownership. Finally, inspections and appraisals should be procured to ensure the property is in good condition and the sales price is at fair market value," explained one person living in Louisiana.

Are foreigners allowed to own property in Louisiana?

When we asked expats what advice they would give a foreigner before buying a property in Louisiana, they said...

"Yes, foreigners are allowed to own property in Louisiana. The state does not have any laws that restrict foreign ownership of property. However, foreign nationals must comply with the same laws and regulations that apply to all property owners in the state, such as obtaining the necessary permits and paying taxes. Additionally, foreign nationals may need to obtain a visa or other documentation in order to purchase property in Louisiana," said one in Louisiana.

What appliances are typically included in a rental?

We asked foreigners in Louisiana what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Louisiana, typical appliances included in a rental property are a refrigerator, stove, oven, dishwasher, washer, and dryer. Additionally, many rental properties will have an air conditioning unit. Bathroom fixtures such as toilets, tubs, and sinks are also typically included," wrote one expat who made the move to Louisiana.
