When we asked expats what advice they would give a foreigner before buying a property in Nevada, they said:

"Before beginning the process of buying property in Nevada, it is important to consider your purchasing plan and motivations for buying. It is also necessary to research the location and have an understanding of the local real estate market. You will need to contact a licensed real estate agent, who is familiar with the area, to assist you with the purchase. It is important to obtain a pre-qualification letter from a lender to determine how much you are able to spend and get pre-approved for a loan. As with any purchase, it is essential to read all of the paperwork thoroughly such as the deed and title, to ensure there are no hidden fees or existing liens. In addition, in order to protect your purchase and maintain the property, homeowners are responsible for obtaining appropriate insurance for their property. Lastly, it is advisable to schedule an inspection prior to purchasing to assess the condition of the property," explained one expat in Nevada.

Are foreigners allowed to own property in Nevada?

When we asked expats what advice they would give a foreigner before buying a property in Nevada, they said...

"Yes, foreigners are allowed to own property in Nevada. Non-U.S. citizens are able to purchase real estate in Nevada just like any other U.S. citizen. However, they may need to obtain a valid visa in order to purchase property in the state. Additionally, they may need to obtain a tax identification number from the Internal Revenue Service in order to purchase property," explained one foreigner living in Nevada.

What appliances are typically included in a rental?

We asked foreigners in Nevada what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Nevada, rental properties typically include basic appliances such as a stove, refrigerator, dishwasher, and a washer and dryer. Depending on the property, additional appliances such as microwave ovens may also be included," wrote one expat who made the move to Nevada.

"Newcomers to Nevada can search for homes online by using real estate websites such as Zillow, Realtor.com, and Trulia. They can also contact local real estate agents to help them find the perfect home. Additionally, newcomers can look for homes in newspapers and magazines, or attend open houses to get a better feel for the area," said one person in Nevada.
