How do I find a place to live in Bulgaria?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"Wanted a house in town with land at a good price, but hard to come by. Searched many many estate agents, found 2 luckily in the same area, brought one of these, as don't drive its easy to walk into town, no problems in winter, and am on the main train line so can get anywhere in Bulgaria," explained one person living in Pleven, Bulgaria.

"One of the best ways to find a place to live in Bulgaria is to use online resources such as real estate websites. These websites typically list a variety of properties for rent or sale in Bulgaria, including apartments, houses, and villas. Additionally, you can search for properties on social media platforms such as Facebook and Instagram, as many landlords and real estate agents post their listings on these sites. You can also contact local real estate agents in Bulgaria to help you find a suitable property. Finally, you can also look for rental properties in newspapers and magazines, as many landlords advertise their properties in these publications," said one expat in Bulgaria.

What is a typical expat home or apartment like in Bulgaria?

"I suggest you rent an apartment before you buy. Bulgarians, for the most part, are very familiar with apartment life, However, my Bulgarian wife lived in an apartment for many years before we got married. We now live in a house with a yard, vegetable garden, dogs and cats. She will not go back to apartment living," remarked one member in Bulgaria.

"I live in an house, most expats who have moved to this area live in houses and not apartments," explained one expat living in Pleven, Bulgaria.

"Expat homes and apartments in Bulgaria tend to be modern and comfortable, with many featuring modern amenities such as air conditioning, high-speed internet, and cable television. Expats often choose to live in larger cities such as Sofia, where they can find a variety of housing options, from luxury apartments to more affordable options. Many expats also choose to live in smaller towns and villages, where they can enjoy a more relaxed lifestyle and take advantage of the beautiful scenery. No matter where they choose to live, expats in Bulgaria can expect to find a safe and welcoming environment," said one person in Bulgaria.

When we asked expats what advice they would give a foreigner before buying a property in Bulgaria, they said:

It is advisable to seek legal advice from a qualified lawyer who is familiar with Bulgarian property law. 3. It is important to ensure that the property is free from any legal issues or encumbrances. 4. It is important to check that the property has all the necessary permits and licenses. 5. It is important to be aware of the taxes and fees associated with buying property in Bulgaria. 6. It is important to be aware of the exchange rate and the cost of living in Bulgaria. 7. It is important to be aware of the potential risks associated with buying property in Bulgaria," explained one person living in Bulgaria.

Are foreigners allowed to own property in Bulgaria?

When we asked expats what advice they would give a foreigner before buying a property in Bulgaria, they said...

"Yes, foreigners are allowed to own property in Bulgaria. Non-EU citizens must obtain a permit from the Bulgarian Ministry of Regional Development and Public Works in order to purchase property in Bulgaria. EU citizens are allowed to purchase property without a permit. However, they must register their ownership with the local municipality. In addition, foreign citizens are subject to the same taxes and fees as Bulgarian citizens when purchasing property in Bulgaria," said one expat in Bulgaria.

What appliances are typically included in a rental?

We asked foreigners in Bulgaria what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Bulgaria, rental properties typically include a refrigerator, stove, oven, washing machine, and dishwasher. Other common appliances may include a microwave, toaster, and coffee maker. Depending on the property, some landlords may also provide air conditioning, heating, and other amenities," wrote one expat who made the move to Bulgaria.
