Homes in Armenia typically include amenities such as central heating, air conditioning, and modern appliances. Many homes also have balconies, terraces, and gardens. Foreigners are allowed to purchase property in Armenia, but there are certain restrictions. For example, foreigners are not allowed to purchase agricultural land or land located in border areas. Additionally, foreigners must obtain a permit from the Ministry of Justice in order to purchase property.

Should I buy or rent a home in Armenia?

If you have not spent a lot of time in Armenia, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"We rent a 3-Bdrm 2-BA (unusual) apartment with a roof garden in the center of the city for $700 a month," remarked one foreigner who made the move to Yerevan.

What do I need to know when buying property in Armenia?

When we asked expats what advice they would give a foreigner before buying a property in Armenia, they said:

"1. Armenia offers excellent value for money when it comes to buying property. 2. Property prices in Armenia are significantly lower than those in the EU and other Western countries. 3. Armenia has laws and regulations in place to protect buyers, so it is important to familiarize yourself with them before purchasing. 4. When buying property in Armenia, you will need to seek legal advice from a lawyer qualified to practice in Armenia. 5. When looking for property, it is essential to contact an experienced real estate agent to help you find the right property for you. 6. It is preferable to use an agent who is locally based and who has an established track record in the area. 7. All property transactions in Armenia must be registered with a notary. 8. It is also important to remember that all collections of taxes related to property transactions must be paid in full. 9. The local infrastructure in Armenia is good, with a range of transport options including bus, rail, metro and tram. 10. It is also important to note that the cost of living in Armenia is relatively low, so you may find your finances go further when buying in the country," said one expat in Armenia.

Are foreigners allowed to own property in Armenia?

When we asked expats what advice they would give a foreigner before buying a property in Armenia, they said...

"Yes, foreigners are allowed to own property in Armenia. The Armenian government has implemented a number of laws and regulations that allow foreign citizens to purchase and own real estate in the country. Foreigners are allowed to purchase land, apartments, and other types of real estate in Armenia, and they are also allowed to lease property. However, there are certain restrictions in place, such as the requirement that the property must be used for residential or commercial purposes, and that the foreign citizen must have a valid residence permit in order to purchase property," wrote one expat who made the move to Armenia.

What appliances are typically included in a rental?

We asked foreigners in Armenia what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"A typical rental property in Armenia will usually include essential household appliances such as a refrigerator, washing machine and cooker. Additional appliances, such as an air conditioner and television, are usually provided by the tenant. Depending on the rental agreement, some rental property owners may also include additional kitchen appliances like a microwave, toaster and coffee maker," explained one foreigner living in Armenia.

"Expats can search for homes in Armenia by looking online for real estate listings, contacting local real estate agents, and asking for recommendations from other expats who have already settled in the country. Additionally, expats can look for rental listings on websites such as Airbnb and Craigslist, or search for furnished apartments on websites such as Expat.com," wrote one expat who made the move to Armenia.
