What do I need to know when buying property in Puerto Rico?

When we asked expats what advice they would give a foreigner before buying a property in Puerto Rico, they said:

"1. It is important to research the local real estate market and understand the current trends in the area. 2. It is important to understand the local laws and regulations regarding purchasing property in Puerto Rico. 3. It is important to hire a qualified real estate attorney to help you navigate the process of purchasing property in Puerto Rico. 4. It is important to obtain a title search to ensure that the property is free of any liens or encumbrances. 5. It is important to obtain a survey of the property to ensure that the boundaries are accurate and that the property is not encroaching on any other properties. 6. It is important to obtain a home inspection to ensure that the property is in good condition and that any necessary repairs are identified. 7. It is important to understand the tax implications of purchasing property in Puerto Rico. 8. It is important to understand the financing options available for purchasing property in Puerto Rico. 9. It is important to understand the closing costs associated with purchasing property in Puerto Rico. 10. It is important to understand the insurance requirements for purchasing property in Puerto Rico," said one expat in Puerto Rico.

Are foreigners allowed to own property in Puerto Rico?

When we asked expats what advice they would give a foreigner before buying a property in Puerto Rico, they said...

"Yes, foreigners are allowed to own property in Puerto Rico. The Puerto Rico government has established laws that allow non-residents to purchase and own real estate in Puerto Rico. Foreigners are subject to the same taxes and regulations as Puerto Rican citizens, and must obtain a valid tax identification number in order to purchase property. Additionally, foreign investors must obtain a permit from the Puerto Rico Department of Economic Development and Commerce in order to purchase property," wrote one expat who made the move to Puerto Rico.

What appliances are typically included in a rental?

We asked foreigners in Puerto Rico what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Rental properties in Puerto Rico typically include a refrigerator, stove, oven, dishwasher, and washer and dryer. Other common appliances may include a microwave, garbage disposal, and air conditioning unit," explained one person living in Puerto Rico.

"Newcomers to Puerto Rico can search for homes by looking online for real estate listings, contacting local real estate agents, and searching for classified ads in local newspapers. They can also ask friends and family for recommendations and look for signs in neighborhoods that advertise homes for sale. Additionally, newcomers can attend open houses and visit real estate offices to get more information about available homes," explained one person living in Puerto Rico.
