What do I need to know before moving to Clearwater Bay?

When we asked people what advice they would give someone preparing to move to Clearwater Bay, they said:

"Clearwater Bay is a popular residential area for expats in Hong Kong, known for its beautiful beaches, hiking trails, and relaxed lifestyle. It is located in the New Territories, which is a more rural and less crowded part of Hong Kong. The cost of living in Clearwater Bay can be quite high, with housing being the most significant expense. Most expats live in private houses, townhouses, or low-rise apartments, many of which offer stunning sea views. Public transportation in Clearwater Bay is reliable and efficient, with regular bus and minibus services connecting the area to other parts of Hong Kong. However, many expats choose to drive, and parking spaces are generally available. The area is home to several international schools, making it a popular choice for families. These schools often have long waiting lists, so it's advisable to apply as early as possible. While Clearwater Bay has a few local shops and restaurants, it doesn't have the same variety or number of amenities as more urban areas of Hong Kong. However, larger shopping centers are just a short drive away. The area is known for its outdoor activities, including hiking, golfing, and water sports. The Clearwater Bay Country Park and Clearwater Bay Golf & Country Club are popular spots for recreation. While English is widely spoken in Hong Kong, learning some basic Cantonese phrases can be helpful. Healthcare in Hong Kong is of a high standard, but it can be expensive. It's recommended to have comprehensive health insurance. Hong Kong has a high level of safety compared to other major cities, but it's still important to take standard precautions to protect yourself and your belongings. Lastly, Hong Kong's climate is subtropical, leading to hot and humid summers and mild, dry winters. Typhoons can occur between May and November, so it's important to be prepared for these weather events," said one expat who made the move to Clearwater Bay.

How do I find a place to live in Clearwater Bay?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"Finding a place to live in Clearwater Bay involves several steps. First, you need to determine your budget. This will help you narrow down your options and make your search more efficient. Next, you should research the different neighborhoods in Clearwater Bay. Some areas may be more residential, while others may be closer to shops and restaurants. Consider your lifestyle and preferences when choosing a neighborhood. Once you have a general idea of where you want to live, you can start looking for available properties. There are several online real estate platforms that you can use, such as Squarefoot, 28Hse, and Spacious. These websites allow you to filter properties based on location, price, size, and other features. You can also hire a real estate agent to help you with your search. An agent can provide you with insider knowledge about the market, negotiate prices on your behalf, and handle paperwork. When you find a property that you're interested in, arrange a viewing. This will give you a chance to inspect the property in person and ask any questions you may have. Finally, once you've found a place that meets your needs and fits your budget, you can make an offer. If your offer is accepted, you'll need to sign a lease and pay a deposit. Remember to read the lease carefully before signing. It should include details about the rent, deposit, lease term, and any other conditions or responsibilities. If you're not comfortable with the terms, don't hesitate to negotiate or seek legal advice. Finding a place to live in Clearwater Bay, Hong Kong can be a complex process, but with careful planning and research, you can find a home that's right for you," commented one expat who made the move to Clearwater Bay.

These homes usually have large windows that allow for plenty of natural light and offer stunning views of the surrounding bay and mountains. The living areas are typically open-plan, with a seamless flow between the kitchen, dining, and living room areas. The kitchens are usually fully equipped with modern appliances and ample storage space. Bedrooms are generously sized, often with built-in wardrobes and en-suite bathrooms. The master suite often features a walk-in closet and a luxurious bathroom with a bathtub and separate shower. Outdoor space is a common feature in Clearwater Bay homes, with many properties boasting private gardens, terraces, or balconies. Some homes even have private swimming pools or access to shared community facilities like a gym, clubhouse, or playground. Despite being relatively secluded compared to the bustling city center, these homes are usually within close proximity to international schools, making them ideal for families. They are also typically close to local amenities like shops, restaurants, and public transportation links. In terms of interior design, many expat homes in Clearwater Bay feature a mix of Western and Asian influences, with modern furniture and fixtures alongside traditional Chinese elements. High-speed internet and air conditioning are standard features, given Hong Kong's fast-paced lifestyle and humid climate. Overall, expat homes in Clearwater Bay offer a tranquil and luxurious living environment, combining the natural beauty of the area with all the comforts of modern living," said one expat who made the move to Clearwater Bay.

What is the average cost of housing in Clearwater Bay?

If you are thinking about moving to Clearwater Bay, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The average cost of housing in Clearwater Bay can vary greatly depending on the type and size of the property. For instance, a luxury villa can cost significantly more than a standard apartment. However, on average, housing in Clearwater Bay is considered to be quite expensive, with prices often reaching into the millions in Hong Kong dollars. It's important to note that these prices can fluctuate based on market conditions and other factors," said one expat in Clearwater Bay.

Should I buy or rent a home in Clearwater Bay?

If you have not spent a lot of time in Clearwater Bay, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"The decision to buy or rent a home in Clearwater Bay, largely depends on your personal circumstances, financial situation, and long-term plans. If you plan to stay in Hong Kong for a long period, buying a home could be a good investment. Property in Clearwater Bay is highly sought after due to its beautiful surroundings and proximity to the city, which could lead to significant appreciation in value over time. However, the initial cost of buying a home in this area can be quite high, with substantial down payments and closing costs. You would also be responsible for ongoing costs such as maintenance, repairs, and property taxes. If you're not prepared for these expenses, or if you're unsure about your long-term plans, renting might be a better option. Renting a home in Clearwater Bay offers more flexibility. It's a good option if you're not planning to stay in Hong Kong permanently or if you prefer not to tie up your money in real estate. Renting also allows you to avoid the costs and responsibilities of homeownership. However, you won't build equity as you would if you bought a home, and you may face annual rent increases. In conclusion, both buying and renting in Clearwater Bay have their pros and cons. It's important to carefully consider your financial situation, lifestyle, and future plans before making a decision. Consulting with a real estate professional or financial advisor could also be beneficial," said one expat who made the move to Clearwater Bay.

What cultural faux pas should I try to avoid making in Clearwater Bay?

We asked people in Clearwater Bay if they could share any humorous cultural blunders they commited. For new expats, keep in mind that these incidents are an inevitable part of expat life. Learning to laugh about them is the key!:

"When visiting Clearwater Bay, it's important to respect local customs and traditions to avoid any cultural faux pas. Avoid discussing sensitive political topics such as the relationship between Hong Kong and mainland China, as it can be a contentious issue. In Hong Kong, it's considered rude to point with your index finger, so try to use your whole hand instead. Also, avoid touching people's heads as it's seen as disrespectful, since the head is considered the most sacred part of the body. When using chopsticks, don't stick them vertically into your food, especially rice, as it resembles a ritual for the dead. Also, don't tap your chopsticks on the edge of your bowl, as it's associated with begging. If you're invited to someone's home, it's customary to bring a gift. However, avoid giving clocks as gifts because the word for 'clock' sounds like the word for 'death' in Cantonese. When it comes to dress code, Hong Kong is quite westernized, but it's still important to dress modestly, especially when visiting religious sites. Lastly, remember to always be polite and patient. Hong Kong is a bustling city and things can get hectic, but locals value good manners and respect," explained one expat living in Clearwater Bay, Hong Kong.
